Times are changing and you’re thinking about moving the family into a new home. But before you start searching for your next dream home, you’ll need to figure out when you’re going to sell your existing home. The decision is a complex one. There are several factors that you should consider before selling your home.
Online Digital Marketing Strategy
Before you decide when to list your home, you need to find a real estate agent or as I like to refer to myself, an advocate. And ask them if they have an "online digital marketing strategy" to sell your home. Do they have a presence online? 77% of buyers stated they use social media in their search. You need an agent who is able to properly use social media to target potential buyers for your home with a digital marketing campaign. If they don’t do it properly no one will see it.
The best reason for selling
In typical markets there is a good time of year to sell your home and a time to avoid. That does not necessarily apply to the Boise area and it's surrounding communities. The Boise valley is growing! People have discovered Idaho and they're loving it just like we do! Boise, Idaho is #1 on the Top 100 Places to Live in 2019 according to livability.com. Amazon is building a fulfillment center in Nampa in late 2020 that will create 1000 jobs and those moving from out of state will need a place to live. And another reason it's a good time to sell is that we have the largest generation entering the housing market, the Millennials.
Should you make renovations before you sell
Before making any major renovations, ask a real estate professional to perform a FREE home value analysis and discuss your plans with them. It’s important to know how much value is actually being adding. Additionally, this will help you determine how much to spend and if it’s even necessary. Short of knocking down walls and adding extra bedrooms, there are several things that you can do to immediately increase your home’s value. I'd be happy to share some of those ideas with you or give you a free home value analysis. Just click on the What's My Home Worth tab at the top of this page.
